Will Hodges, President of Cadence McShane Construction Company, is pleased to announce that the firm has completed the renovation and new construction assignment at Golden Triangle Mall on behalf of owners GTM Development Ltd., a joint venture created by Cencor and The MGHerring Group. Located at I-35E and Loop 288 in Denton, Texas, the construction assignment included the addition and renovation of the shopping mall’s interior food court area, retail spaces and modifications to the mall’s entrances and parking lots. Cadence McShane’s project team completed the majority of the construction and renovation work after closing hours to avoid inconveniencing shoppers or retail tenants.
Originally opened in 1980, the nearly 765,000 square foot Golden Triangle Mall was the first enclosed shopping center in Denton County. The mall is currently home to 70 specialty stores and is anchored by major retailers such as Dillard’s, Macy’s, J.C. Penney Company and Sears. GTM Development Ltd. purchased the Golden Triangle Mall in late 2011 with plans to implement this multi-phased renovation, addition and upgrade program.
The extensive transformation of the interior included the addition of an 8,009 square foot food court, providing space for new restaurants and an outdoor patio dining area. The assignment also included new flooring, skylights and seating areas throughout the mall. Exterior improvements required the demolition and reconstruction of the existing southwest and southeast entrances providing for larger, more inviting entryways. In addition, Cadence McShane provided a relaxing outdoor courtyard complete with shaded, synthetic turf seating areas, stone paver paths and lush landscape beds to further enhance the new exterior appearance.
The final phase modified the mall’s main entryway creating additional entrance and exit lanes to facilitate more efficient traffic flow. Existing parking islands were relocated enhancing the parking layout while new exterior landscaping was installed to buffer parking areas and provide green space.
“Cadence McShane’s collaborative construction approach seamlessly fulfilled the goals of our client in maintaining a safe, schedule-oriented construction environment without hindering retail tenants or customers,” remarked Hodges. “We are proud to have served GTM Development in refreshing this landmark retail center within the growing community of Denton.”
C.M. Architecture, P.A. served as project architect for the second phase of the assignment, while Brockette/Davis/Drake, Inc. provided the civil engineering services for the final phase of the project.
