Cadence McShane Construction Company is honored to receive the 2022 Excellence in Construction in the General Contractor – Residential Multifamily and Condominium category award from the Associated Builders and Contractors organization for the Broadway Chapter Apartments project. The project was selected based on criteria including:
- Innovative programs relating to quality control, scheduling, and productivity
- Value analysis/engineering processes
- Special obstacles, difficulties, or extenuating circumstances encountered in completing the project
Designed by Lamar Johnson Collaborative and built on behalf of CRG Real Estate Solutions, this multifamily community located in Fort Worth, Texas features 4,500 square feet of common space with a state-of-the-art fitness studio, coffee bar, library, lounge, and Zoom rooms. Outside amenities include an infinity edge pool with in-pool loungers, a recreational area, dog run, outdoor grilling areas, fire pit, and sun deck.
The 320,000-square-foot complex offers units in studio, one-bedroom, and two-bedroom configurations, including 18 lofts with impressive 20-foot ceilings. Oversized windows in each unit allow for uninhibited views of downtown Fort Worth.
Construction also included a 98,000-square-foot pre-cast parking garage with 277 spaces, providing plenty of parking for residents and their guests. On the southern exterior of the parking garage, local artist, Eric “Drigo” Rodriguez painted a massive 5,000-square-foot mural titled “Cosmic Journey”. Handpicked through a community-led selection process, Drigo’s unique talent transformed this concrete structure into a vibrant work of art.
Throughout the construction process, the entire team including ownership, design consultants, and preconstruction, worked diligently through many challenges including budget management, unusual and record-setting weather-related constraints, and all the COVID-related workforce and supply chain delays, to deliver a state-of-the-art Class A community within the Near Southside district. In the end, the project team was able to complete construction and turn the project over to the owner ahead of schedule allowing early occupancy for preleased units.
“The team faced multiple obstacles throughout the project and delivered on time with every milestone to facilitate pre-leasing and occupancy,” remarked Dave Tague, Vice President, and Business Unit Leader of Cadence McShane. “With the additional challenge of travel restrictions for the client, the trust developed during this time was critical to work through many of the design changes that were necessary to maintain progress. The entire team was committed to overcome these obstacles and executed seamlessly.”
