Berkner High School Elevation and Restroom Renovations
Cadence McShane Construction Company served as construction manager at risk for renovations at Berkner High School located in Richardson, Texas. The two concurrent summer projects included, the renovations of 15 restrooms and the north front façade of the educational facility.
The renovation of the north front façade of the high school included demolition of the existing walls and windows and installation of a replacement curtain wall window system and doors. Renovations to the site included adding a new ramp, new planters with monument sign and benches, and installation of premanufactured canopies as well as planting new plants, trees, and grass. The restroom renovation inside the educational facility included demolition of 15 restrooms including removal of existing plumbing and construction of 15 new gang restrooms and 3 single stall restrooms. The 18 new restrooms consisted of new in-wall plumbing, sheet rock and ceramic tile walls, toilet partitions and accessories, plumbing and electrical fixtures, and patching and repolishing of the existing Terrazzo flooring.
The work in the classrooms was conducted without disturbance to summer classes and offices. Due to the tight summer schedule, subcontractor qualifications and manpower resources were critical decisions. Cadence McShane performed a rigorous prequalification review of all the trades and, in some cases, decided to use two subcontractor firms to perform the same scope of work to achieve the substantial completion date.
