Austin, Texas – Cadence McShane Construction Company, Catellus Development Corporation, and Page Southerland Page Architects are excited to announce the recent completion of the Mueller Commercial Office and District Garage in the Mueller Business District, situated in the heart of Austin, Texas.
The Mueller Business District provides the unique opportunity for companies to office in the Mueller neighborhood, surrounded by Austin’s vibrant restaurant, retail, and entertainment scene. The office park is only a short distance from the Mueller residential neighborhood and multifamily developments, providing a walkable space to both work and live.
“This project provided an exciting opportunity to really stretch our construction skills and build something unique for the City of Austin,” commented Tyler Earle, Vice President and Business Unit Leader for Cadence McShane Construction. “We are proud of our team and everyone involved with the project for rising to meet any and all challenges we faced along the way.”
The Mueller Commercial Office is a 210,428-square-foot, six-story, cast-in-place, core and shell office building and part of the first of three phases of the Mueller Business District. It is a national model for urban infill with city involvement as a master-planned development featuring various amenities such as retail and restaurant spaces throughout the first floor, an open-air courtyard between the parking garage and the office building with ample outdoor seating, meeting areas, and an outdoor amphitheater to host community events.
The building features a unique Bendheim glass system on the façade. The design is cantilevered with custom fiberglass planters and wood that ages over time, turning grey as the vines take over the face of the building. It is a beautiful project that complements the surrounding cityscape.
The parking garage is an eight-story structure with two levels of parking underground, adjacent to the Mueller Business District, and can accommodate approximately 985 vehicles.
The building is ready for tenants and interested parties can contact the leasing company here for additional information.
